Basic Information about Yamuna Authority Plots [Updated Nov' 2023]
These are Yamuna Authority Plots allotted in Year 2009 and currently available in Resale.
Sectors - These Plots are in Sector 18 & 20 of Yamuna expressway Distance - These Plots are approx 20 KMs from Pari Chowk & approx 18 KMs from 0 point (Noida Expressway) Sizes - Plots are available in 300, 500, 1000, 2000 & 4000 sqm
Allotment Prices - These plots were allotted in 2009 in Rs.4750 per sq. mtr. Thus allotment price was for each size was like - 300 was allotted on 14.25 lacs, 500 @ 23.75 lacs, 1000 @ 47.5 lacs, 2000 @ 95 lacs & 4000 sqm was allotted in 1.9 Cr.
Resale Price -The current plots price for unregistered 300 sqm plots are between 60000 per sq mtr to 80000 per sq mtr depending upon location, roads and facing.
The Price for 500 sqm registered plots are between 60000 to 80000 per sq. mtr depending upon the location, wider road and facing.
Transfer Charges - Buyer must pay the transfer charges to get these plots transferred in his/her name. The transfer charges for registered as well as unregistred plots for any size is approx Rs. 826 per sq. mtr (626+200)
Registration Charges - The current Circle Rate is Rs. 24600/- per sq. mtr and stamp duty is 7% along with 1% processing Charges. The Registration Charges on 300 sqm are approx 6 lakhs, On 500 sqm these are Rs. 10 Lakhs approx, On 1000 sqm - 20 lakhs approx. and similarly on 2000 sqm these charges are 40 lakhs approx.

Dimensions - The Plots dimensions for 300 sqm is 12 x 25 m, For 500m it is 16.25 x 31 sqm, For 1000 sqm it is 22x45 sqm approx. and for 2000 sqm 32 x 62.5 meter approx and for 4000 sqm is 40 x 100 meter approx..
Pockets - 4000 sq mtr are in Pocket A only, 2000 sqm plots are in pocket B only, 1000 sqm are in Pocket C, D & E where 500 sqm are in Q, R, S, T & U and rest of the pockets are for 300 sqm plots.
Price Breakup for YEIDA plot... Plot Price + Transfer + Registration + Brokage
Transfer: For 300 sqm plot the transfer charges are 2.48 lacs in total where DD of 1.86 lakhs is required in favor of YEiDA and 60000 other charges i.e. @ 200 psm for 300 sqm plot. For 500, 1000 or other plot size transfer charges, pls contact us. Circle Rate is 24600/- Registration: 6 lakhs where... 5.16 lakhs stamp @ 7% 73.8 K processing fee @ 1%

Possession & Lease Rent The possession of the plots was started in year 2019 and so far offer of possession sent for approx 30% plots of various pockets like I, J, 2A, 2C, 2B, 3D, O, N, M, P, F, G, R, S, T , C, D, E, A & many other pockets. In many pockets construction work is in fast pace. You can see that all basic work like sewerage, roads, water pipelines, drainage, demarcation, electric poles are completed in plots where possession is offered. The lease rent is 10% of allotment cost which is paid at the time of 1st registry of the plot. In case you buy registered plot, the lease rent is already deposited by 1st party during his 1st registry. The one time lease rent for 300 sqm is 1.425 lacs, for 500 sqm it is 2.375 lacs, for 1000 sqm it is 4.75 lacs, where for 2000 sqm lease rent is 9.5 lacs and for 4000 sqm it is 19 lacs.
Completion Conditions There is mandatory clause of completion within 3 years after physical possession is given. Physical possession is generally given in few days after registration of plot. In 3 years minimum 50% area to be covered with gate, boundary wall, washroom, and kitchen. Plumbing work is mandatory, electricity is not mandatory.
Investment In NCR, these are one of the best plot options. Considering Film City, International Airport, thousands of industries, connectivity with Yamuna expressway, eastern peripheral, metro and several other projects in the region the prices of the plots are expected to be increase by 2 to 3 times when Airport will be operational before year 2024 by Zurich.
